Standard Planning Applications
Artisan regularly submits applications for full planning permission and outline planning permission, as well as applications for the approval of reserved matters.
If you need help preparing and submitting an application for planning permission, we are happy to advise what documents and drawings will need to be submitted to the local planning authority.
Certificate of Lawfulness
A lawful development certificate will help you be certain that your existing or proposed development does not require planning permission. You may need this to confirm that a use, operation or activity is lawful in planning terms. An LDC does this. You will need to apply to your local planning authority for one.

Permitted Development Rights
In some circumstances, you won’t need to submit a full planning application because it already benefits from ‘permitted development rights’. All you need to do is submit details to the local planning authority for prior approval. This is much less intensive process and doesn’t always involve the same range of supporting documents. These types of applications are a called ‘applications for prior approval’.
Common prior approval applications include the change of use and conversion from an agricultural building to dwelling as well as the conversion of offices to dwellings.
Removal or Variation of Condition
If you have already secured planning permission, it may come with a condition that you don’t want or is no longer appropriate. You can submit an application to vary or remove that condition provided you can provide sufficient justification.
We can review the condition and advise whether or not an application to remove or vary it stands a good chance of success. Thereafter, Artisan will prepare the necessary justification and submit the application to remove or vary the condition.
Discharge of Conditions
Once you have planning permission, you will likely need to submit further detail to the local planning authority to comply with the conditions attached to your consent.
