Former Crown Nursery, Ufford

Landex are proposing to complete the redevelopment of the former Crown Nursery with further residential development rather than the implemented commercial scheme.

Landex are pleased to present early proposals for the final phase of development at the former Crown Nursery site, located off High Street and Nursery Lane in Ufford. This site was previously identified for commercial use, and partial development has already taken place. However, through the preparation of the Ufford Neighbourhood Plan, it has become clear that the community would prefer to see this area completed as a residential neighbourhood with strong landscape and community benefits.

The site lies on the north-western edge of Ufford to the south of Yarmouth Road/High Street and comprises part of a former commercial nursery where development has started for the provision of new commercial, business buildings. The total site area amounts to just under 7ha, of which parts will be dedicated to community facilities, including public green space and ‘green infrastructure’ i.e. a framework of multifunctional green spaces designed to integrate the proposed development into its surroundings, this providing new wildlife habitat, sustainable urban drainage and good, practical public amenity spaces.  

The intention is to create a modest and well-designed development of houses and bungalows in a low-density setting, accompanied by significant areas of community land. 

The residential scheme is an alternative to the commercial scheme that has been implemented. The emerging layout provides space for approximately 20 to 25 new homes, including eight affordable dwellings. A mix of bungalows and houses is proposed, designed to reflect local character and the needs of different households. In line with the Ufford Neighbourhood Plan, the homes will be appropriately scaled, well-spaced, and environmentally conscious.

Ufford neighbourhood Plan

The scheme has been progressed with the emerging Ufford Neighbourhood Plan in mind. This means that the proposed development has taken into account the objectives of the Neighbourhood Plan, as well as its emerging policies.

Housing Objective

To ensure that future housing development addresses the needs of the changing demographics of the village by providing a variety of housing of appropriate size and scale. New housing should ensure that the distinctive character of the village is maintained, should be well designed, environmentally and socially sustainable.

Environment Objective

To protect the rural landscape setting, green spaces and historic environment of the parish, whist promoting, managing and enhancing its existing wildlife/biodiversity assets and encouraging an active environmental role for the community.

Accessibility Objective

To ensure that new development improves and enhances accessibility for both residents and visitors to the village, through protecting public rights of way and encouraging the creation of safe routes for pedestrians and cyclists, which connect to village services.

Community Objective

To protect and enhance the parish’s existing community faculties and supporting the development of appropriate new facilities.

The emerging scheme

Landex have taken the objectives of the Ufford Neighbourhood Plan and placed them to the front of their preliminary designs for the proposed extension of their development off Nursey Lane.

What Happens Next?

As developers and builders, Landex are passionate about providing quality new homes and strive for excellence in both design and construction. Our dedicated team members have a wealth of knowledge and expertise and endeavour to deliver housing which will both complement and enhance the existing built and natural environment of this part of the village.

Landex will move forward with a planning application for the development following the Neighbourhood Plan referendum in June 2025 and expects it to be determined by EastSuffolk Council by the end of 2025. We will continue to consult with Ufford Parish Council throughout this process.
